The growth in number of townhouse and villa launches began with the launch of Palm Jebel Ali by Nakheel in September 2023.

In October 2023, the leading Abu Dhabi developer launched its first project in Dubai, Haven by Aldar.

The first release sold out instantly. In 2024, Aldar plans to launch 2 residential communities in Dubai.

Key villa projects launched in Dubai by the leading developers within the last 2 months:

• Bay Villas by Nakheel
• Farm Gardens 2 by Emaar
• The Acres by Meraas
• Utopia by DAMAC Properties

Due to high demand, the stocks of available villas for sale have dropped in 2022 and most of 2023.

According to the consultancy company, Knight Frank, from the total number of projects to be delivered by the end of 2028:

• 64% – Apartments
• 31% – Villas

The launches of new projects support the supply of villas in the Dubai real estate market.
